Commercial renovation electrician wiring a tenant fit-out in Brampton
Fit-Outs, Build-Outs & Tenant Improvements

Commercial Renovation & Tenant Improvement Electrician in Brampton

Get your space wired, inspected and ready to open on schedule. Rent starts the day you sign, so the electrical scope cannot be the thing that pushes your opening back a month. We handle layout, demolition, new circuits, lighting, panel capacity and the ESA permit, coordinated with your general contractor and your opening date.

What Delays Openings

Why Commercial Renovations Miss Their Opening Date

Almost never because the wiring was difficult. These are the six things that actually cost Brampton tenants weeks.

01

The equipment list arrives after the walls close

Ovens, sterilisers or dryers nobody planned circuits for. Now it means cutting drywall that was finished last week.

02

The unit's service will not carry the fit-out

Found at rough-in rather than at lease signing, when a service upgrade adds weeks nobody budgeted for.

03

Undocumented work from the last tenant

Circuits altered with no paperwork and no labelling. All of it has to be traced and corrected before inspection passes.

04

Rough-in missed, drywall waiting

One trade slipping a week pushes every trade behind it. Inspection dates rarely move to suit.

05

ESA notification left to the last minute

No certificate means no sign-off, and a failed inspection means a second visit on someone else's schedule.

06

Landlord requirements discovered late

Certificates of insurance, approved working hours, building access rules — all solvable, unless you learn them on day one.

Who We Work With

Three Kinds of Client, One Deadline That Cannot Move

Whoever is paying, the pressure is identical: the space has to be finished, inspected and usable on a date set months ago.

01

Tenants opening a new space

Restaurants and cafés with hood fans and walk-in coolers, dental and medical clinics, salons with station power along mirror walls, offices and retail units in plazas. Every week of delay is rent on a space earning nothing.

02

Owners & property managers

An empty unit earns nothing either. We bring a space up to code between tenants, correct what the last one altered without paperwork, and hand over documentation the next one can rely on.

03

General contractors

A subcontractor who turns up when the schedule says so, works around the other trades, and does not hold up drywall, ceiling or inspection.

Scope of Work

The Full Electrical Scope of a Commercial Renovation

One licensed contractor from the first layout drawing to the ESA certificate, instead of four separate calls.

01

Electrical layout & planning

Circuits mapped to the new floor plan before anything is opened up.

02

Removing old wiring

Abandoned and non-compliant circuits from the previous tenant stripped out.

03

New outlets & circuits

Receptacles, switches and runs where the new layout actually needs them.

04

Dedicated equipment lines

Kitchen, medical, salon and shop equipment each on their own circuit.

05

Lighting & emergency lighting

LED, feature and display lighting, plus exit signs and emergency units.

06

Signage, POS, data & cameras

Power and rough-in for storefront signage, tills, network and security.

07

Panel & service upgrades

More capacity when the existing service will not carry the new equipment.

08

ESA permit & inspection

Notification filed, inspector met on site, certificate handed over at closeout.

For General Contractors

An Electrical Subcontractor Who Holds the Schedule

We work with general contractors on commercial renovations and tenant improvements across Brampton and Peel Region. Rough-in and finish dates agreed before we mobilise, certificates of insurance sent ahead of site access, and ESA handled so it never lands on your closeout list.

How It Runs

From Site Visit to Sign-Off, Against Your Opening Date

Fixed written price agreed before work starts, and evening or weekend work where the units around you are still trading.

01

Site visit

We walk the unit with your layout and equipment list and check what the existing service can carry.

02

Fixed written price

Labour, materials and the ESA fee in one figure, with the scope written down so nothing is assumed.

03

ESA permit filed

Notification submitted at the start, not the week you are trying to open.

04

Rough-in and finish

Dates agreed with your GC so drywall and ceiling never wait on us. Evenings and weekends where the plaza is trading.

05

Inspection & handover

Inspector met on site, panel labelled, certificate handed to you for the landlord and your insurer.

Common Questions

Commercial Renovation Electrical Questions From Brampton Tenants

Permits, timelines, working around other trades and landlord requirements — what comes up before a fit-out starts.

01

Do I need an ESA permit for a tenant improvement in Brampton?

Almost always. Any new circuits, panel work or altered wiring in a commercial renovation requires an ESA notification, and the certificate is what your landlord and insurer will ask for later. We file it at the start of the job rather than the week you are trying to open, and meet the inspector on site.

02

How long does the electrical work take for a restaurant or clinic fit-out?

It depends far more on the equipment list and the state of the existing service than on floor area. A straightforward office or retail fit-out is usually days for rough-in and a few more for finish. A restaurant or clinic with heavy dedicated circuits, or a unit needing a service upgrade first, runs longer — which is exactly why the site visit happens before dates are promised to anyone.

03

Can you work while other trades are on site?

Yes, and on most commercial renovations that is unavoidable. Rough-in is sequenced with framing and HVAC so drywall is never waiting on us, and finish work is timed after ceilings and millwork. Where the unit next door is still trading, we take evenings and weekends so noise and isolation do not land in their business hours.

04

Do you work with landlord requirements and building managers?

Routinely. Certificates of insurance go to the building manager before site access, approved working hours and access routes are confirmed in advance, and the ESA certificate plus panel labelling are handed over at closeout so the landlord has a record of what was done in their unit.

05

Can you upgrade the panel if our equipment needs more power?

Yes, and the load assessment happens at the site visit so you find out before the equipment is ordered, not at rough-in. Sometimes the answer is a sub-panel rather than a full service upgrade, which is faster and cheaper. Either way it goes into the written scope with the rest of the commercial renovation work.

Opening Soon?

Book the Site Visit Before the Walls Close

The cheapest day to find out your service will not carry the equipment is the day you sign the lease. The most expensive is the week before you open. Bring us in early and the electrical scope stops being the thing that moves your date.

Fit-Outs and Renovations We Have Wired Across Brampton

★★★★★

Searched for a commercial renovation electrician near me after our first contractor went quiet three weeks before opening. They walked the unit, found the service would not carry the hood fan and two ovens, sorted the upgrade and still had us open on the advertised date.

★★★★★

Dental clinic fit-out from an empty shell. Treatment room power, imaging circuits and the ESA notification all handled by them, and the certificate was in my hands before the landlord asked for it. The written price never moved.

★★★★★

We use them as our electrical subcontractor on tenant improvements now. Rough-in dates are committed in writing and held, so drywall is never sitting waiting. Certificates of insurance arrive before site access without me chasing.

Dave M. General contractor, Bramalea · Mar 18, 2026
★★★★★

Salon build-out with station power along both mirror walls and GFCI at the wash stations. What I appreciated most is that they planned the circuits from our equipment list at the site visit, so nothing had to be cut back into finished walls.

Nadia F. Salon owner, Springdale · Apr 15, 2026
★★★★★

Looked up commercial renovation electrical services near me for a turnover between tenants. The previous occupant had altered circuits with no paperwork at all. Everything traced, corrected, labelled and documented, and the unit leased two weeks later.

Brian K. Property manager, Heart Lake · May 12, 2026
★★★★★

Retail unit in a busy plaza, so most of the work had to happen after the other stores closed. Evenings and one weekend, no complaints from neighbours, and the inspection passed first time. Opening day was exactly when we had advertised it.

Lisa H. Retail manager, Gore Meadows · Jun 8, 2026
★★★★★

Office fit-out with desk power, a server rack and surge protection. They coordinated rough-in with our framers and HVAC so nobody was standing around, and the panel was labelled properly at handover rather than left for us to guess.

Amrit S. Office manager, Steeles Industrial · Jun 30, 2026
★★★★★

Restaurant renovation where the equipment list changed twice mid-project. Instead of pushing the date, they reworked the circuit plan and kept the ESA notification on track. Very few trades would have handled that without a fight.
